Roof repair costs in Australia
Australian roofing costs vary a lot by city, access difficulty, and material. These are mid-2020s ballpark ranges based on common job types — quotes outside these bands aren't necessarily wrong but should be questioned.
Common job types
Single leak repair
$300–$900 for a same-day diagnose-and-fix on a single leak point with simple roof access. Add 30–50% for jobs that need scaffolding, working in wet weather, or accessing roofs above a second storey. If the leak has affected ceiling plaster, factor in a separate plasterer call ($400–$1,200 to patch and repaint a ceiling section).
Ridge-cap re-bedding and re-pointing (tile roof)
$1,800–$3,500 for an average 3-bedroom Australian home. This is the most common preventive job on tile roofs — failed bedding-and-pointing is the #1 cause of tile-roof leaks. Schedule it every 10–15 years.
Gutter and fascia replacement
$3,500–$8,000 for an average house, depending on linear meters, fascia repair needs, and gutter profile. Quad-profile gutters are the cheapest; smartline and box-gutters cost more. Replacing gutters without replacing fascia is rare — fascia damage is usually the root cause of the gutter failure.
Roof restoration (clean + repair + recoat)
$3,500–$7,000 for tile; less for Colorbond. This is high-pressure clean → repair broken tiles → re-bed-and-point ridges → spray-coat with a sealing membrane. Adds 5–10 years to a tile roof that's not yet structurally failing. Cosmetic; doesn't extend the life of an aged-out roof.
Tile-to-Colorbond conversion
$20,000–$45,000 for an average house. Includes structural re-pitching, new sarking, new battens, full Colorbond install, plus permit fees ($800–$2,500 depending on council). The biggest variable is whether the existing roof structure is sound enough to take the new battens or needs replacement first.
Full re-roof (like-for-like)
$15,000–$35,000 for Colorbond; $25,000–$60,000 for concrete tile; significantly more for slate or standing-seam metal. Includes removal of old material, new sarking, new fixings, new fascia where damaged. Permit usually required.
What pushes quotes up
- Two-storey or higher access (scaffolding alone is $1,500–$5,000 for a typical job)
- Steep pitch (>30° usually triggers safety-equipment uplift)
- Tile-and-slate hybrid roofs (specialists are scarcer)
- Heritage-listed properties (council approval and matching materials add weeks)
- Asbestos cement under the roof — has to be disposed of as regulated waste
- Coastal location within 1 km of salt water (some roofers won't quote without an inspection)
What pulls quotes down
Single-storey ranch-style homes with simple eaves and ground-level access are the cheapest to roof. Off-peak scheduling (winter in northern states, summer in Tasmania) can shave 5–15%. Stripping and disposing of the old material yourself doesn't usually save money once skip-bin and waste-fee costs are added in — and roofers prefer to manage this so they own the job-site cleanup.
